Sites Needed - Proposed Battery Storage Locations

During periods of high demand for electricity, there is a struggle to balance the needs of the customers and the grid’s capacity. One way to help alleviate this issue is through the installation of battery storage system. These systems are comprised of rechargeable batteries that store energy from solar arrays or the electric grid and provide energy to a business or back to the grid during these high demand periods. The energy that is stored is considered to be “off-peak” energy, meaning that it is charged during times of low demand and hence lower prices. In developing these storage sites, this allows for a reduction in demand charges, an increase in local grid reliability, and the creation of a renewable, self-sufficient power supply. Location Criteria:

  • NYC - eligible commercial (C) and manufacturing (M) zones are C1, C2, C4, C5, C6, C8, M1, M2, and M3
  • Needed either side yards on built sites, vacant land, or parking spots
  • R zoned locations require BSA approval
  • 5 boroughs + Westchester
  • Long Island - need vacant land, 10 parking spots on commercial or industrial zoned property
  • Religious institutions with an abundance of land

Lease Payments:

Can range from $20k-100k/year in ConEdison territory


  • Fixed, recurring payments made on the lease serve as a reliable revenue source to the host.
  • If the host has a large electric bill, they can benefit from Con Ed bill credits
  • Limits the effects of demand charges on a company’s energy bill and makes energy loads more feasible
